New Zealand and many other countries around the globe are in lockdown due to Covid-19.

This means that many tenants and landlords are confined to their rental properties for the next four weeks and there are other restrictions. Despite these restrictions, it is still very important to check in with your tenants and to see how they are.

Here is a letter we recommend sending your tenants as a way to check-in during lockdown.

I am reaching out to see how you are doing during the lockdown period, and to remind you that I am still available to speak over the phone or through email if you need.

You will have noticed that the restrictions on face-to-face contact due to Covid-19 mean our duties as landlords are also slightly impacted. Things like property inspections and minor maintenance issues are considered non-essential by the Government during this time, so we wanted to let you know that neither of these activities will take place until our country’s Alert Level drops.

Still, I want to assure you that I will be here if any urgent repairs need to take place or if you have any other issues with your rental that you would like to talk about.

I understand that the lockdown is encouraging a huge change of lifestyle for all of us, and change isn’t easy. But, you can be rest-assured that your situation with us is the same. There will be no rent increases or no-cause evictions during lockdown and we want to make sure you have access to the help that we know is available if you need it.

If you want to know what is out there in terms of financial assistance during the Covid-19 lockdown we recommend looking into the Government’s Wage Subsidy or the WINZ Accommodation Supplement. The Wage Subsidy is a simple online process that requires you to fill out a single form for a weekly wage if yours has been affected by Covid-19. There is a lot of information about it online so I recommend doing a deep-dive on Google.

Again, I just want to remind you that should you need to talk I am available and this is just a letter to check-in and see how you are going.

The Covid-19 lockdown impacts a landlord's ability to carry out some of their duties. But, communicating with your tenants is not one of them.

Although face-to-face communication is not allowed with people who are not in your isolation bubble, there are other ways to reach out to your tenant. Sending them an email or a text message that:

  • Asks how they are
  • Makes them aware of any parts of your role that you are unable to carry out during lockdown
  • Reminds them that they can contact you in emergencies
  • And also mentions any financial help that they could get during this time

This is a great way of letting your tenants know that you care. It also tells them exactly what they can (or cannot) expect during the lockdown and is a great way to ensure they know that their situation with you is still the same.
